Just lost with the 4 year requirement and results generated by the residency calculator on immi web. Following are the dates

Jan 2007 - July 2010 (Student Visa)
Aug 2010 - May 2014 (No Visa)
May 2014 - Feb 2018 (Permanent Resident)

Entering the above dates on immi page says I'm eligible to apply. Any clue if it makes sense? Do i need to spend 4 years with a maximum period of 12months break? or can I consider my student visa days?

You need to have lives in the country for the 4 years prior to applying.

In this time you must not have been absent for a total of more then 12 months (cumulative).
In the 12 months immediatly before applying you must not have been absent for more then 90 days (cumulative).
You must have been on a permanent residency visa for 12 months immediatly prior to applying.

**correction on relooking at your dates your student visa will be of no use to you. The may 2014 date means you are eligable may 2018 assuming you haven't been out of the country for greater then the times noted here**
