Dear All,
My PR (190 subclass) was granted in 2014 January and is expiring next January. I have stayed only less than 6 months during this period. Due to my commitment at work - I would like to apply for one year RRV. We own a house in Australia which is currently being rented out. Would that be considered as a significant personal/business tie when I apply for RRV? Can someone kindly recommend an immigration agent who is experienced in dealing with such cases.
Thank You,

Yes, would be considered as having significant ties to Australia. Keep in mind the RRV process takes almost five months and they are yet to start processing march applications. So apply soon if you want the RRV ready by January
