1) To extend PR, one has to stay in Aust for 2 out of 5years while on a PR?

2) To be eligible for Citizenship, one has to stay 4years(with 1 year as PR...meaning 3 years on working visa acceptable?) in Aust?

3) How long can you stay overseas before the 4years (for citizenship) cumulative period restarts?

4) If I did not fulfil the 2 out of 5 years criteria, but own a house in Aust, would that help in the renewal process?

how stressful these visa issues can be..... :(

If you have a look at the RRV visa eligibility again I think you will find the wording something like having been in Australia for two of five years or otherwise showing you have a connection with Australia and that could be through property or if for instance you had an Australian citizen/PR partner and were abroad because of that persons work.
But the thing is if you have returned to Australia to apply for the RRV you will know exactly how you fare and can decide your next step.

Likewise with citizenship have a read of the by confirmation eligibity requirements and you will find the ammount of time that you can be out of the country and still accumulate the residency to qualify.
