Post Student Visa Options

Hello
I am after some advice if i may? I am currently studying for a advanced diploma in Tourism in Perth Western Australia as an International student and the time has come to start looking at visas to stay long term.

Im hoping i qualify for a graduation visa but think my age may count against me? Im 31 at christmas?

I have also heard that a little known about rule means that you entitled to apply for PR after being in Australia for 4 years anyone else heard of this? What with a 2 year working holiday and my studying i will have been here 4 years.

Thanks in advance for any info given.
