Expired visa (Skilled - Independent - 189) - can i renew it?

hi
i have a Skilled - Independent visa (subclass 175) which was expired in August 2014, i did not migrate to Australia at that time due to family issue. Is there a way i can renew that Visa or i have to re-apply it from scratch? thanks

I understand RRV has two types, subclass 155 and 157, if i want to apply the subclass 155 which i have to show the "substantial ties" of benefit to Australia. From the list of requirements given, the most easiest ways for me to prove the ties will be either "employment ties" and "personal ties".

For personal ties, i understand i can go to buy a house in Australia to prove that. If i buy a house now and rent it out to others to stay, will that be OK to use it as proof of personal ties?

For "employment ties", can I apply a visitor visa to go to Australia to search for a job and if i am lucky to land a job there, can i use the job offer letter as the proof of "employment ties" to apply the subclass 155 RRV ?

The criteria for RRV's are fairly fluid and it is impossible to say what they will accept. However, they are normally reasonably generous and will award an RRV at least once in your case. However, they will decide on whether to issue a 5 year or a 1 year depending on what reasons you can give them for not making the move

thanks..since now i don't have the RRV yet, if i want to go back to australia to search for a job now, is it i need to apply a visitor VISA to go into australia ? if the potential employer asks me whether i have a Australia PR in order for me to work in australia, can i say yes although my PR is kind of "expired" until i get my RRV approved?

No. Do not apply for a visitor visa as this may cancel your PR.

Get the RRV first. They are normally issued quickly.

Noted, i thought i can use the visitor visa to go into Australia to find a job there and then use the job offer letter as the "employment ties" proof to apply the RRV. If this method does not work then i need to think out some other ways to apply my RRV.

Then you would have breached the visitor visa rules. i don't think they like that...
