I presume you mean May 2018, if that is the case then you have exceed the wait time. You are entitled to seek an explanation
for the delay. If you mean you lodged your application on May 18th this year, unfortunately you are in for a long wait.
Current waiting time is as follows.
Processing times
75% of applications: 23 months
90% of applications: 27 months
It is always best to check the official website for up to date information.

2 years from the 820 application date.
So if you applied for the 820 on 31 December 2018, get ready to apply again for the 801 permanent visa (second stage) from 31 November 2020

Hi,

I received instructions to submit my 801 application today. It has been 23 months since I applied for the Visa.

One question in the application says, "has it been 24 months since you applied for the partner visa", or words to those effect.

It has not, but I am not able to continue the application unless I click yes, which is technically false information.

Yet, they have sent me an email instructing me to apply and to go through this application.

Has anyone else had to deal with this and what did you do?

Hi,
There is 24 months waiting period between the date you apply for your 820/801and the date you can proceed with the 2nd part of it, but you can start uploading information for the 801 a month before the date. I imagine that you're at that stage now.
Good luck with it.

You can submit your application one month before the 24-month mark, that's why they send you an email 1 month before advising you to submit your docs.
If you don't submit your application you won't be able to upload any documents.

Yes, it doesn't make sense but you should be okay to submit at the 23-month mark. That's what they even say here:

https://immi.homeaffairs.gov.au/visa...nent-801#HowTo

We start assessing you for the permanent visa 2 years after you lodged your visa application. You can send the documents no more than a month before the 2 years date. Do not send them before this time.

Congrats! I am in a very similar situation.
Timeline:
Applied for 820/801 : 16 Dec 2018
820 grant : 8 Oct 2020

WeI used an agent for my 820 application but considering going solo for 801. For people who did 801 application themselves, is there any advice you'd offer?

Congrats on your 820.
My advice is to go it alone. My agent wanted another $3,500 for the 801 application and I was tempted to use them. To be honest, after I decided to go it alone I knew I had made the right decision.
Give yourself plenty of time to gather the doc's and photo's from the past 2 years. I forgot how long it takes to scan and upload the relevant stuff.
Good luck with it.

FYI. My timeline reads;

820 application was Sept 2018
granted June 2020
801 application was August 2020
